The term "real estate investing guru" has always had a bad reputation in the industry mainly because of them selling their courses through television infomercials. They do NOTHING but provide INEFFECTIVE and OUTDATED information since they make money selling courses rather than investing in real estate. Then, we have the Internet, which is NO DIFFERENT from these infomercials full of "information hucksters". They make the legitimate ones LOOK BAD and that's why finding one is like finding a needle in the haystack.

There's one "guru" named Justin Wilmot who's NO DIFFERENT. In fact, he's the WORST OF THE WORST! THE LOWEST OF THE LOW! You may have seen his video ads on Facebook and Instagram promoting one of his courses called "10-Hour Deals" (www.10hourdeals.com).

In addition to "10-Hour Deals", he is also currently selling another course called "10-Hour AI" (www.10hourai.com) for $1997.

His previous courses were "Simplified Wholesaling", "Mobile Wholesaling", "10-Hour Wholesaler", "E-Flips", and "10-Hour Wholesaler 2.0".

He even sells a coaching program which he charges a WHOPPING $20k!

He also sells another coaching program called "10-Hour Flips", which, if you're UNSUCCESSFUL in closing a deal with "10-Hour Deals", he charges EXTRA MONEY, which is UNDISCLOSED.

And another coaching program called "10-Hour Academy".

And another coaching program called "10-Hour Apprenticeship".

And more of his SCAMS!

I HAVE HAD IT WITH JUSTIN WILMOT AND HIS GAMES! I filed complaints against him on Ripoff Report and on Complaints Board on 10/1/2023 (more information on this below).

One of his programs, "10-Hour Deals", was launched on 4/13/2023.

If you READ CAREFULLY of his refund policy for "10-Hour Deals", he offers a 60-day money-back guarantee but there's a CATCH. In order to receive a refund, you have to submit a refund request WITHIN 7 days AFTER the 60-day money-back guarantee, meaning that you CANNOT submit a refund request within the 60 days. So he will NOT REFUND YOUR MONEY since your 60 days would be up. This is a MAJOR RED FLAG. Another RED FLAG is that he writes "Anything really" in the guarantee. SCAMMER VIBES!

He charges $1997 for this course.

However, he also charges DIFFERENT PRICES of $297 and $997 for it. NO FIXED PRICE!

Every time he has a "FLASH SALE", he would say that he has a "RIDICULOUS DISCOUNT" in his videos selling his "10-Hour Deals" course. Here's one where he uses the word "RIDICULOUSLY". A RED FLAG!

And very often, he will have his live training webinars to SUCKER MORE PEOPLE to buy his products.

If you Google search "10-hour deals", you'll see "10-hour deals review complaints" and "10-hour deals review complaints reddit" automatically appear on the search bar. ANOTHER RED FLAG!

Justin Wilmot is a LIAR, CHEATER, SCAMMER, THIEF, CROOK, etc.

Please DON'T let his "FAKE SMILE" fool you! He does this in every video in his coaching calls and whenever he has a "FLASH SALE" to MAKE YOU BELIEVE that he's legitimate.

After you buy his courses, IT'S ALL OVER! You will NOT get a refund if you ask for it. He and his customer service will NOT respond to your e-mails WHATSOEVER. They will NOT help you if get stuck on anything in his courses. They will LEAVE YOU HANGING and you will be stuck CLUELESS to get even one successful deal. At best, you'll get a partial refund if you're lucky enough. But NOT a full refund. He does NOT honor his refund policy! His "unlimited admin support" and "unlimited e-mail support" are NOT AS ADVERTISED because they NEVER ANSWER ANY E-MAILS!

Everything that comes out of his mouth is FULL OF LIES! He LIES THROUGH HIS TEETH about everything. He has LIED to the public about his products on the BiggerPockets forums. He has also LIED to my state attorney general when I filed complaints against him. He's even capable of LYING to the judge and the police. HELL! He NEVER RESPONDED to any of the complaints that I and other victims have filed against him online. He had his customer support to THREATEN ME that he will to file a DEFAMATION LAWSUIT against me.

He would brag in his coaching call videos that he has been on a house flipping television show.

The previous name of his Facebook group was called "10-Hour Deal Makers Club" before he changed it to "AI Closers Community". If you ask for help with within the group, you WILL NOT get an answer. And if you make complaints about him in his group, he and his customer service will DELETE THEM AND BAN YOU! All they care about is making a QUICK BUCK selling his SCAM courses. They DO NOT want to help you AT ALL!

He then BANNED ME from his group when he found out about this website and the complaints that I filed against him, although I NEVER posted anything. But before he BANNED ME, I was able to take screenshots of COMPLAINTS FROM OTHER CUSTOMERS about him in the group (more on this later below), which he and his customer service then DELETED.

He has had other Facebook groups, which are not active, from his "E-Flips" and "10-Hour Wholesaler" programs. As you can see below, his wife, Jennifer, participates in his SCAM.

If you click on the "About Me" link on his Facebook page, it says that "Justin Wilmot's name is synonymous with Lifestyle in the real estate industry". He also writes this phrase on his official website (www.justinwilmot.com) and on his LinkedIn profile (www.linkedin.com/in/justinwilmot). The truth is really that "Justin Wilmot's name is synonymous with SCAMMER in the real estate industry".

This is his Instagram profile (www.instagram.com/10hourjustin). He DARED have his profile verified with a check mark in order to MAKE EVERYBODY BELIEVE that he's legitimate. He also DARED upload a photo of himself with the late Terry Bollea (Hulk Hogan) on his Instagram profile.

He hires people to write PRESS RELEASES for him and say good things about him to PUSH HIMSELF ON TOP OF GOOGLE so that he could SUCKER MORE PEOPLE to buy his SCAM COURSES.

If you Google search "justin wilmot", then you would see these forum reviews of him on BiggerPockets, which is a real estate forum website.

And if you Google search "justin wilmot reviews", my complaint on Ripoff Report was there UNTIL he requested Google to REMOVE it.

I really have had it with Justin Wilmot and his GAMES! So that's why I made this website to EXPOSE THE TRUTH about him since the complaints that I and other people have filed against him have gotten NOWHERE since he did ABSOLUTELY NOTHING about them! More and more people are getting DUPED by him and they either don't know how or they don't take the time to file complaints against him.

THIS CROOK SCAMMED ME OUT OF $5459.50! He still continues to IGNORE my e-mails and voicemail messages and PLAY GAMES WITH ME!

I paid for "10-Hour Wholesaler 2.0", which is now OUTDATED, for $4997 on 6/4/2021 and his 200 real estate seller leads for $200 on 3/14/2022. Also, his virtual assistant named Billie Ann charged me $262.50 to call these leads, which NEVER panned out. He REFUSED to refund my money on all of these transactions. I sent him and his customer service a COUNTLESS number of e-mails (including the "10-Hour Wholesaler 2.0" login portal) and voicemail messages requesting a refund only to be IGNORED. In fact, the e-mails that I sent to them were bounced back to me as "MAILER-DAEMON". They NEVER mentioned the EXACT e-mail address to send a refund request to. And I'm NOT the only customer who has had this issue (more on this later below).

I first found out about Justin Wilmot through ClickBank on January 2020. He was promoting his courses called "Simplified Wholesaling", "Mobile Wholesaling", and "10-Hour Wholesaler". After I paid for them, I read through all of them and they involved co-wholesaling. If you don't know what co-wholesaling is, you can look it up online. It's supposed to be easier than traditional wholesaling. The courses WEREN'T to my expectations because the sellers that he recommended to work with on Fiverr and Upwork had MIXED REVIEWS. So I requested a refund and was automatically issued it since ClickBank was a third-party service.

Then, during the COVID lockdown, I received an automated e-mail from him on 4/8/2020 that he had an "automated version" of the "10-Hour Wholesaler" course called "E-Flips" and was selling it for $4997.

He said that burnt-out landlords are the sellers to target during COVID. It was supposed to include 300 seller leads along with a virtual assistant to call these leads to pass them on to his so-called "accredited wholesalers" to partner up and split the deals with if they agreed to buy the properties. He kept closing the offer with a countdown timer and then relaunching it every month until he finally closed it. Then on 4/1/2021, he relaunched this course and renamed it as "10-Hour Wholesaler 2.0".

I wanted to give it another chance since it looked promising. I was working a temporary job and tried to save enough money for it. I thought that in case if I lost my job and couldn't find another one, then I could make a good living doing this. Just like "Simplified Wholesaling", "Mobile Wholesaling", and "10-Hour Wholesaler", he offered a 30-day money-back guarantee. He charged $5997 for it and then had a "FLASH SALE" and lowered it to $4997.

Before I paid for his "10-Hour Wholesaler 2.0" course, his virtual assistant, Billie Ann sent me a bunch of Facebook messages to convince me to buy "E-Flips", which he would rename it as "10-Hour Wholesaler 2.0".

Like I had stated, I purchased his "10-Hour Wholesaler 2.0" course for $4997 on 6/4/2021 using my debit card since he didn't accept PayPal. His customer service sent me a login link to the course on 6/7/2021.

When I logged in to the dashboard, it was MAINLY just videos about him explaining about how co-wholesaling works. NOT WORTH THE ALMOST $5k THAT I SPENT!

It provided a list of "target markets" and I had to choose one city to work in.

They had their so-called "virtual partner" named Nathan Davies to help guide me through the program. He talked to me on the phone and recommended me to go with Dallas as my target city, which I chose. Out of the 250 seller leads, ONLY 3 WERE INTERESTED in selling their properties. Their other "virtual partner" named Noemi David told me to forward these leads to the "accredited wholesalers" named Eyal Avni and Scott Orbon.

I called Eyal Avni (305-915-1013) a COUNTLESS NUMBER of times but ALL of them went to voicemail. So I left him MANY VOICEMAIL MESSAGES and gave him those leads but he NEVER called me back! I called Scott Orbon (214-549-2246) but told me that the properties were OVERPRICED. I was PISSED OFF and called Nathan Davies on the phone about it. HE COULDN'T HELP ME! I told him that I wanted a refund. He told me to send a message for a refund request inside the "10-Wholesaler 2.0" login portal. So that's what I did. When I told him that I just sent them the refund request, he said that his customer service would get back to me. NOTHING HAPPENED and I asked Nathan Davies about why my refund request was taking SO LONG! He kept giving me a bunch of B.S. EXCUSES like his customer service was on vacation and a WHOLE BUNCH OF OTHER B.S.!

So I sent a refund request to Justin Wilmot's e-mail addresses (support@freedommoguls.com, help@freedommoguls.com, justin@freedommoguls.com, and news@justinwilmot.com) demanding a refund of my $4997. All of them AUTOMATICALLY bounced back to me as "MAILER DAEMON" like I had mentioned earlier. I then called their customer service phone numbers (800-225-8911 and 904-595-6471) and they all went to voicemail. I left them a COUNTLESS NUMBER of voicemail messages telling them to refund my money but they IGNORED ME. I called Nathan Davies on the phone about this issue but he told me the same B.S. like what he had said before. I COULDN'T believe it since my 30 days was up and I had NO CHOICE but to continue on with the program, even though it DIDN'T WORK FOR ME. I got FED UP and didn't know what else to do. Filing a complaint against Justin Wilmot wasn't on my mind at first since I couldn't find anything negative about him online. Then, they updated their "target market" list on August 2021, which was the LAST TIME that they EVER updated it.

Nathan Davies told me on the phone that I SHOULD switch my "target market" to Kansas City and work with Chris White since he was a so-called "accredited wholesaler" and has an EXTENSIVE TRACK RECORD of wholesaling properties in order to RECOUP my $4997 investment. This REQUIRED me to buy Justin Wilmot's seller leads. Justin Wilmot has a picture of Chris White in his testimonials and ALWAYS BRAGS about him making money with his service in his "FLASH SALE" videos.

Then on December 2021, Justin Wilmot SLASHED the price of "10 Hour Wholesaler 2.0" to $1997 (www.10hourwholesaler.com/lead-partner-1).

$3000 LESS THAN WHAT I HAD PAID FOR (www.10hourwholesaler.com/get-started-now1)!

I felt so RIPPED OFF that I told Nathan Davies about it. He couldn't do anything about it.

Justin Wilmot went on offering a discount for his burnt-out landlord seller leads in addition to lowering the price of the course.

Somehow, Nathan Davies e-mailed me on 12/22/2021 that he was leaving Justin Wilmot's company and that I would have to speak to Noemi David.

As I was about to speak to Noemi David, she said that she was on vacation and would get back to me. I WAITED TWO MONTHS! When she got back home, I told her about me requesting a refund a few months back and just like Nathan Davies, she too COULDN'T help me, either! Instead, just like him, she convinced me to work with Chris White since he was doing deals in Kansas City and that she would have him call me on the phone about his buying criteria on February 2022. She also RECOMMENDED me to buy the burnt-out landlord seller leads, which I had mentioned above, in order to RECOUP my $4997 investment. Meanwhile, Justin Wilmot mentioned in his coaching call videos that he was planning to launch a new software called "Accredited Lead Labs", which was in beta version, in which he claimed that you can send leads to his so-called "accredited wholesalers" without speaking to them. I told Chris White about this software but he was TOO STUBBORN to register an account there EVEN THOUGH it was FREE. Instead, he told me that I should send the leads to him over on Skype. I didn't understand why he COULDN'T be like a normal person and use e-mail or text. I told him that I had trouble registering an account there. But he DIDN'T seem to care. After I spoke to him, I bought 200 burnt-out landlord seller leads for $200 from Justin Wilmot on 3/14/2022. Noemi David sent me the spreadsheet of the leads.

Not only that, it DIDN'T include a virtual assistant to call these leads and Noemi David said that I would have to hire Justin Wilmot's virtual assistant, Billie Ann, to call them.

At first, this was Billie Ann approaching me on Facebook messenger before I paid for "10-Hour Wholesaler 2.0" when Justin Wilmot was selling his "E-Flips" program.

She continued sending me messages after I paid for "10-Hour Wholesaler 2.0".

I contacted her after I paid $200 for the leads. I forwarded her the spreadsheet of what Noemi David sent to me.

ONLY 2 PEOPLE out of those 200 leads were interested in selling their homes! I called Chris White (303-725-2299) to forward these leads to him but instead, ALL of his calls went to voicemail. I left him a COUNTLESS NUMBER of voicemail messages but he KEPT IGNORING ME. It goes to show that he WASN'T SERIOUS AT ALL! I was really PISSED OFF! By the way, Justin Wilmot NEVER released "Accredited Lead Labs".

I had to do some investigation on Chris White. It turns out that he's another CROOK just like Justin Wilmot! Justin Wilmot uploaded this testimonial of Chris White for his "10-Hour Apprenticeship" program. They both have NO SHAME!

These are his Chris White's Facebook (www.facebook.com/chriswhitemedia), Instagram (www.instagram.com/chriswhitecapital and www.instagram.com/fundinginsidersshow), and LinkedIn (www.linkedin.com/in/fundinginsidersshow) pages and YouTube channel (www.youtube.com/@fundinginsidersshow). According to his LinkedIn page, his birthday is 2/1/1978. He mentions his websites (www.wealthpreservationmethod.com, www.fundinginsidersshow.com, and www.zerocostcapital.com) on all of them.

If you watch his video on www.wealthpreservationmethod.com, he mentions about having control of your real estate investing by acting as the bank getting 15% annual returns WITHOUT ANY RISK and that it DOESN'T involve wholesaling or flipping real estate. So his SCHEME involves either investing in tax liens or real estate notes. He claims that all you have to is schedule a phone call with him and if he accepts you into his program (he will, of course, because he's a SCAMMER), then all you have to do is SEND HIM MONEY and you'll receive passive income every month.

If you FALL FOR THIS SCAM by sending him money, IT'S ALL OVER because he will IGNORE YOU just like he IGNORED ALL OF MY VOICEMAIL MESSAGES when I tried to send the real estate leads to him. He even DARES make up FAKE TESTIMONIALS in the video. Look how STUPID he sounds if you play the video. It sounds like he's reading a script.

And if you NOTICE on his LinkedIn page, it says that he created "Wealth Preservation Method" in October 2015. So he had to be making a nice living off this SCAM of his.

HOWEVER, he made a video testimonial for the "10-Hour Wholesaler" course, which Justin Wilmot uploaded on his YouTube account on 12/5/2019.

This means that Justin Wilmot PAID Chris White to make this FAKE TESTIMONIAL because if "Wealth Preservation Method" DOESN'T involve wholesaling real estate like Chris White claims, THEN WHY is Chris White using "10-Hour Wholesaler" and promoting his courses?

Chris White is a HYPOCRITE and a PONZI SCAMMER! There's a POSSIBILITY that he and Justin Wilmot are WORKING TOGETHER on this SCAM.

As for www.fundinginsidersshow.com and www.zerocostcapital.com, NOTICE that he ASKS for your SOCIAL SECURITY NUMBER in order to approve you of a loan and pay you a referral fee if you bring a client to him. This means that he's trying to STEAL your social security number.

Chris White is a LOWLIFE! KEEP AN EYE ON HIM! He is from the Denver, Colorado area.

Also, if you're from the Miami, Florida area, keep an eye on Eyal Avni, who was supposed to be my "accredited wholesaler" in the Dallas market. He's another CROOK just like Justin Wilmot and Chris White. Justin Wilmot ALWAYS BRAGS about him making money with his courses and posts pictures of him in his FAKE TESTIMONIALS for all of his SCAM COURSES just like he does with Chris White.

Eyal Avni's company (Atlantic Real Estate Properties, LLC) has BAD REVIEWS according to the Better Business Bureau (BBB) for cold calling people to sell their homes.

Justin Wilmot's products are WELL-ORGANIZED with FAKE TESTIMONIALS. He even DARED put a 13-year-old kid (could be a FAKE AGE) to make this FAKE TESTIMONIAL claiming that his products work. And he's NOT SUPPOSED TO be of legal age to be doing this.

Since Justin Wilmot KEPT IGNORING ME, I sent complaints letters to him to refund my $5197 for a year from April 2022 to July 2023. At first, they were bounced back to me as a wrong address (Atlantic Real Estate Connection, LLC, 511 North Oceanshore Boulevard, Flagler Beach, FL 32136). So I sent them to his updated business address (Freedom Moguls, LLC, 712 South Oceanshore Boulevard, Flagler Beach 32136) but he NEVER ANSWERED any of them. Then, I found out his home address (34 Seabridge Drive, Ormond Beach, FL 32176) from the public records and sent them over there, INCLUDING forwarding them to the attorney generals in my state of New York and in his home state of Florida on 7/7/2023 and 7/8/2023.

I also filed complaints against both of his LLC companies as stated above to the Federal Trade Commission on 7/10/2023.

According to public records, he has A LOT of e-mail addresses and companies associated with his SCAM OPERATION. This is his current address and phone number. Also included is information about his wife, Jennifer, and the LLC companies that they're both involved in. THEY ARE SCAMMING PEOPLE TO FUND THEIR EXOTIC LIFESTYLE! Justin Wilmot's birthday is 10/27/1984. Jennifer Wilmot's birthday is 3/10/1985.

They're also real estate agents according to Zillow. NOTICE that Justin Wilmot's phone number is 386-503-8084.

Finally, he responded to my complaint to my state attorney general in New York on 7/26/2023. He stated that he would refund my money if I showed him proof that I e-mailed him a refund request.

This first screenshot is from the attorney general stating that he has REFUSED TO REFUND MY MONEY! This goes to show how much of a SCAMMER he really is!

This was his response on the second to fourth screenshots. ALMOST EVERYTHING that he stated was a BUNCH OF LIES! He claimed that I didn't e-mail him a refund request, which is a TOTAL LIE since I e-mailed him a refund request through the login portal within the 30-day money-back guarantee and he had NO EXACT E-MAIL ADDRESS to send the refund request to since Nathan Davies told me that he'll get it sorted out, which he NEVER did! He also stated that I purchased "10-Hour Wholesaler 2.0" three years ago, which is FALSE. It was two years ago. And he also stated that I purchased his seller leads nearly a year after I purchased "10-Hour Wholesaler 2.0", which is also FALSE. It was nine months later and it was because Nathan Davies and Noemi David CONVINCED ME to buy them to work with Chris White, who then IGNORED ME when I was going to forward the leads to him, in order to make my $4997 back! And also, he stated that I made a refund request two-and-a-half years after purchasing "10-Hour Wholesaler 2.0". But DIDN'T he state EARLIER that I purchased "10-Hour Wholesaler 2.0" three years ago? He NEVER kept his story straight! ALL LIES from Justin Wilmot!

The fifth screenshot shows his LLC companies, Atlantic Real Estate Connection, LLC and Freedom Moguls, LLC that he used to send me the invoices when I paid for his "10-Hour Wholesaler 2.0" program and his seller leads. BUT WAIT! I'll get to this later below when I reveal the REAL TRUTH about all of his LLCs.

The sixth and seventh screenshots show my purchase history when I ordered his previous courses before when I paid for "10-Hour Wholesaler 2.0" but automatically got a refund from ClickBank (WHICH WAS THREE YEARS AGO LIKE HE WAS SUPPOSED TO MENTION), his claim that I didn't send him a refund request (WHICH IS A LIE SINCE HE DELETED IT), and his 30-day money-back guarantee, which he DIDN'T HONOR!

The eighth to tenth screenshots show my e-mail communication with Nathan Davies and Noemi David regarding the "accredited wholesalers", Eyal Avni and Scott Orbon, who were supposed to work with me in the Dallas market.

And finally, the eleventh screenshot shows an e-mail that I sent to him (support@10hourdeals.com), which he IGNORED, requesting him to upgrade me to his "10-Hour Deals" program since he REFUSED TO REFUND MY MONEY! So WHY ON EARTH did he DARE mail this screenshot to my state attorney general knowing that he himself IGNORED it? This PROVED that he did read NOT ONLY this e-mail, but ALSO all the other e-mails that I sent to him, including the refund request, which he DELETED in order to GET RID of the evidence. And also, HOW COME this e-mail address works when I sent him e-mails BUT all of his other e-mail addresses DON'T when I sent him a refund request?

He claimed that he has been in business since 2013 and has "HUNDREDS OF SATISFIED CUSTOMERS AND NO MAJOR COMPLAINTS". But WHERE are those "HUNDREDS OF SATISFIED CUSTOMERS" that he claims he has? And as far as "NO MAJOR COMPLAINTS", HERE ARE SOME!

By the way, Justin Wilmot made a few posts on this forum on BiggerPockets (www.biggerpockets.com/forums/79/topics/131279-need-opinion-on-the-justin-wilmot-10-hour-wholesaling-course) using his first account (www.biggerpockets.com/users/reefpoint).

ALL LIES!

But there are COMPLAINTS about him! One of them Randall L. Smith, who, EXACTLY IN MY SITUATION, e-mailed his customer support for a refund from a program that he bought from him, but EVERY E-MAIL showed as "UNDELIVERABLE" and "ADDRESS NOT FOUND"!

And NOTICE one of the posts that he made AFTER him! How come he did DIDN'T respond to his complaint?! This means that he is being EVASIVE! And also NOTICE that the keyword that he uses, "RIDICULOUS", which I had mentioned before, in which he says that he has a "ridiculous amount of testimonies". SCAMMER VIBES!

Another COMPLAINT is from Patricia Roman, who posted on this forum and on another forum (www.biggerpockets.com/forums/79/topics/821124-justin-wilmot-outsourced-flip) on BiggerPockets by saying that after two weeks of purchasing his "10-Hour Wholesaler" program, he DID NOT HONOR his 30-day money back guarantee! And he and his customer service tried to CHARGE HER EXTRA MONEY for a virtual assistant!

And Nate Marshall, who works for BiggerPockets, posted on this forum stating that it's IMPOSSIBLE to get a refund from him and that he is ALWAYS COMING UP WITH NEW SCAM PRODUCTS!

So going back to what I was saying, Justin Wilmot DIDN'T mention ALL the names of those "SATISFIED CUSTOMERS", which means that he is MAKING THEM UP. And he claimed that his business is open EVERY MONDAY TO FRIDAY FROM 9 A.M. TO 5 P.M. EST. But they NEVER answer my e-mails or voicemail messages. He goes on and DENIES about changing the prices of "10-Hour Wholesaler 2.0". And WORST OF ALL, he claimed that I was making false statements about him, which PISSED ME OFF! The ONLY TRUTH that he said was my transactions for "10-Hour Wholesaler 2.0" and his previous courses that I ordered from him through ClickBank and got a refund from. He even had the AUDACITY to post the screenshot of my e-mail to him (support@10hourdeals.com) which he IGNORED. This MEANS that he did read my e-mail baSo going back to what I was saying, Justin Wilmot DIDN'T mention ALL the names of those "SATISFIED CUSTOMERS", which means that he is MAKING THEM UP. And he claimed that his business is open EVERY MONDAY TO FRIDAY FROM 9 A.M. TO 5 P.M. EST. But they NEVER answer my e-mails or voicemail messages. He goes on and DENIES about changing the prices of "10-Hour Wholesaler 2.0". And WORST OF ALL, he claimed that I was making false statements about him, which PISSED ME OFF! The TRUTH that he stated were my transactions for "10-Hour Wholesaler 2.0" and his previous courses that I ordered from him through ClickBank and got a refund from. He even had the AUDACITY to post the screenshot of my e-mail to him (support@10hourdeals.com) which he IGNORED. This MEANS that he did read my e-mail but decided to IGNORE ME. Because he REFUSED to refund my money, all I asked was for him to upgrade me to "10-Hour Deals" since I COULDN'T get one deal done with "10-Hour Wholesaler 2.0". Like I said, he IGNORED THIS E-MAIL that I sent to him and ACCUSED ME OF EXTORTION in his response to my complaint letter. I figured that his accusation against me was an EXCUSE TO BLAME ME IN ORDER TO HIDE HIS GUILT!

These are the follow-up e-mails that I received from both attorney generals from New York and Florida from July 2023 to September 2023. The last screenshot states that he has CHOSEN NOT TO RESPOND TO MY COMPLAINT! Again, this goes to show how much a SCAMMER he really is!

I sent him two e-mails on 9/18/2023 and 9/19/2023 about him not answering my complaints and e-mails, the complaints from other customers, and what the attorney generals had told me. One of the e-mails that I sent to him was regarding his response to my state attorney general about showing him proof if I e-mailed him a refund request within the 30 days that I ordered his "10-Hour Wholesaler 2.0" course. I wrote in that e-mail that I did e-mail him the refund request to ALL OF HIS E-MAIL ADDRESSES but they all went to "MAILER DAEMON". I also told him that I DIDN'T MEAN to delete the copy of these e-mails since they were invalid. NO RESPONSE FROM HIM! So I left him a COUNTLESS NUMBER of voicemail messages through his phone number (386-503-8084) that he provided in his response to my attorney general, which is also listed on his Zillow profile. I had WARNED him that if he continues to PLAY GAMES WITH ME and NOT refund my money by 9/30/2023, then we're going to have a VERY HUGE PROBLEM and that I will file complaints against him on Ripoff Report and Complaints Board on that date. BUT OBVIOUSLY, HE CONTINUED TO IGNORE ME!

On 9/26/2023, I received an UNSOLICITED MESSAGE on Facebook from one of his employees named Elizabeth Papa.

She SPAMMED ME into buying "10-Hour Deals". I told her the same thing that I had just mentioned above BETWEEN 9/27/2023 AND 9/29/2023.

But guess what? SHE IGNORED ALL OF MY MESSAGES! And Facebook INDICATED that she had read them. This PROVES that she was INTENTIONALLY IGNORING MY MESSAGES. I KNEW ALL ALONG that Justin Wilmot was behind this and told her to IGNORE ME.

Since Justin Wilmot REFUSED TO COOPERATE WITH ME, I filed my complaints against him on Ripoff Report and on Complaints Board on 10/1/2023.

BUT SURPRISE! SURPRISE! Somehow, OUT OF THE BLUE, his customer service FINALLY answered my e-mails THE VERY NEXT DAY on 10/2/2023. WHY IS THAT?! Why wait until I filed complaints against Justin Wilmot to respond to my e-mails? It goes to show that they WEREN'T taking my complaints VERY SERIOUSLY. And it also meant that Justin Wilmot READ MY COMPLAINTS on Ripoff Report and Complaints Board. But he decided to NOT ANSWER THEM. Again, this already PROVES that he's a SCAMMER! One of his employees named Erick SF sent me this VERY UNPROFESSIONAL RESPONSE.

He stated that this will be "our final communication". This means that he ACKNOWLEDGED that he and Justin Wilmot were INTENTIONALLY IGNORING MY E-MAILS. And like Justin Wilmot, he LIED about me not sending them a refund request during the 30 days since I ordered "10-Hour Wholesaler 2.0". He also said that he and Justin Wilmot "understand and empathize" about my dissatisfaction with the course, which is a TOTAL LIE because if they did, then they would've done what they're SUPPOSED TO DO, which are refunding my money and answering my e-mails SOONER RATHER THAN LATER. And he did NOT provide any explanation as to how I made "persistent threats", made "knowingly false claims", and accuse me of "blackmail and extortion". Plus, the MOST UNPROFESSIONAL THING that he said was that I could POST WHATEVER AND WHEREVER I want about Justin Wilmot because in the end, THEY WILL NOT REFUND MY MONEY NO MATTER WHAT! Anybody who makes this kind of response is PROVEN TO BE A SCAMMER!

I responded to him but obviously, HE IGNORED ME!

His other employee named Nix Darby is also VERY UNPROFESSIONAL. He and Elizabeth Papa had sent me e-mails claiming that I made false accusations about Justin Wilmot. They told me this NONSENSE that they would give me a partial refund of $2k as long as I remove my complaints on Ripoff Report and Complaints Board. Also, they said that they were going to have their attorney named Kelly Cary to remove my complaints. They also THREATENED ME by saying that they were going to file a DEFAMATION LAWSUIT against me. But I NEVER received an e-mail or anything in the mail about this "lawsuit". VERY UNETHICAL BUSINESS PRACTICE!

Ripoff Report and Complaints Board told me that they have policies of NOT REMOVING COMPLAINTS on their websites.

I told Justin Wilmot and his customer service that I e-mailed and left a COUNTLESS NUMBER of voicemail messages to Kelly Cary (kelly@kellycarylaw.com and 407-334-0453) but she NEVER ANSWERED any of them. Elizabeth Papa then told me that Kelly Cary represents them. So that's why she can't answer me.

It turns out that Kelly Cary has BAD RATINGS. So this means that Justin Wilmot's business practices are NOT LEGITIMATE!

I told Elizabeth Papa about her ignoring my Facebook messages and that I would not have filed complaints against Justin Wilmot had both he and she responded to my messages. Also, I asked her about how I'm making false accusations against Justin Wilmot. NOTICE that I made this response to her on 11/10/2023.

Elizabeth Papa responded to my e-mail on 11/29/2023. 19 DAYS FOR AN ANSWER! She told me to update my complaint by writing a positive review about Justin Wilmot on Ripoff Report and Complaints Board and then they'll give me a partial refund of $2k.

I responded to her by saying that Ripoff Report and Complaints Board have policies of NOT REMOVING COMPLAINTS. She told me AGAIN to update my complaints by writing a positive review about Justin Wilmot on Ripoff Report and Complaints Board so that they'll give me a partial refund of $2k, which I did because I felt that $2k was better than nothing.

She then told me the SAME THING OVER AND OVER AGAIN! It took FOREVER to get a response from her! She made only 3 RESPONSES TO ME on 12/22/2023, 12/26/2023, and 1/15/2024 after she and Justin Wilmot KEPT IGNORING MY E-MAILS when I asked for a follow-up!

I responded to her that same day on 1/15/2024 but she CONTINUED TO IGNORE ME AS USUAL! I patiently waited a month hoping that she and Justin Wilmot would refund my money.

I followed up on 2/20/2024 by e-mailing her that I waited a month about her NOT PROVIDING ME AN UPDATE!

Instead, it was Nix Darby who responded to me the next day on 2/21/2024 by saying that Kelly Cary had contacted me about getting my complaints removed, which is a BLATANT LIE since Elizabeth Papa had told me earlier that she represents them. And just like before, he NEVER EXPLAINED to me as to how I made false complaints against Justin Wilmot!

I responded to him on 2/25/2024 but obviously, HE IGNORED ME! I've decided that ENOUGH IS ENOUGH and make this website since I was knew that they were NEVER GOING TO REFUND MY MONEY and I have to WARN EVERYBODY ABOUT JUSTIN WILMOT since he was still gonna continue to PLAY GAMES WITH ME AND NOT REFUND MY MONEY! VERY UNPROFESSIONAL of Justin Wilmot and his customer service to be treating me and his customers this way!

A few months after I filed complaints against Justin Wilmot, A TON OF HIS CUSTOMERS FILED COMPLAINTS about his "10-Hour Deals" course on this BiggerPockets forum like I had mentioned above (www.biggerpockets.com/forums/79/topics/1090188-have-come-across-justin-wilmot-lead-partner-university-cant-find-any-reviews).

Justin Wilmot tried to defend himself by MAKING UP LIES using his second account (www.biggerpockets.com/users/bluesurf).

NOTICE that he made 3 posts on this forum on 6/5/2024. His responses from these posts were and VERY UNPROFESSIONAL and of ARROGANCE!

And also NOTICE that he DIDN'T RESPOND to Tara Humphries's and Felisha Drummond's posts, which came BEFORE him. This means that he is being EVASIVE just like with Randall L. Smith! Tara Humphries, Felisha Drummond, and Pamela Johnson said that the so-called "deals" in his "10-Hour Marketplace" (www.10hourmarketplace.com) are GARBAGE and that NO BUYER WOULD EVEN CONSIDER buying these properties. They also had said that most of the properties are NOT off-market properties and that the "deals" in the marketplace are ALREADY SOLD but they DON'T REMOVE THEM because Justin Wilmot is trying SUCKER NEW CUSTOMERS into buying the course to MAKE THEM BELIEVE that the deals are new. Justin Wilmot claimed in his posts that he has "COUNTLESS SUCCESSFUL MEMBERS". What he FAILED TO MENTION are ALL THE NAMES of those "MEMBERS" and ALL THE NAMES of the "MEMBERS" who were UNSUCCESSFUL with his courses, including ME. And the testimonials in the link that he provided are from his original "10-Hour Wholesaler" course. NOT from "10-Hour Wholesaler 2.0" which I had paid for and NOT from "10-Hour Deals"! This means that he paid these "SUCCESSFUL MEMBERS" to make these FAKE TESTIMONIALS!

Pamela Johnson said that she tried to get a refund for the course but Justin Wilmot and his customer service made some B.S. EXCUSE that she has to find 10 buyers, which Justin Wilmot himself DID NOT state in his refund policy, in order to receive a refund. She also added that Justin Wilmot and his customer service are there to TAKE YOUR MONEY and tell you that REFUNDS ARE CONDITIONAL. Justin Wilmot goes on LYING on this forum by saying that he issued a full refund to Pamela Johnson on 1/19/2024 and that she made this complaint after refunding her. I e-mailed Pamela Johnson (pam.afs@gmail.com) to confirm of what he said was true BUT she said that Justin Wilmot is a LIAR.

She said that she bought "10-Hour Deals" on 1/19/2024. But his customer service issued HALF OF HER REFUND on 3/6/2024. I asked her why she didn't post a response and attach the screenshot on BiggerPockets but she said that for some reason, BiggerPockets won't let her submit her post.

This means that the 5 screenshots that Justin Wilmot attached on BiggerPockets regarding refunding Pamela Johnson are ALL FAKE! He's trying to FOOL EVERYBODY with these FAKE SCREENSHOTS. You can see that they're ALL SEPARATE.

If you look at Tara Humphries's posts, you can tell tell that she is FURIOUS. But obviously, Justin Wilmot DOESN'T CARE! AND WHY WOULD HE?! He's already been EXPOSED! She says that Justin Wilmot has a CONDESCENDING ATTITUDE AND GETS AGGRESSIVE if you unveil his secrets.

And the one successful student who she mentioned on his Facebook group is Giselle Loayza, who is a customer of the original "10-Hour Wholesaler" course.

I contributed to this forum by revealing the truth about Justin Wilmot. NONE OF THIS HAS BEEN RESOLVED! I know that he read them but decided to do NOTHING about it because he's a COWARD!

I contacted Nate Marshall, who had an argument with Justin Wilmot on this forum.

He said that his artificial intelligence software was ablea to find MORE COMPLAINTS about him in addition to him DENYING REFUNDS.

Here are COMPLAINTS from William Wood, Kathleen Howard, and Keke Johnson on Facebook (www.facebook.com/photo.php?fbid=813923778621749).

And here are COMPLAINTS from Jenna Singleton (www.facebook.com/freedommogulslifestyle/reviews) on one of his Facebook pages (www.facebook.com/freedommogulslifestyle).

She posted complaints on 10/15/2023 that she had paid for 5 warm leads but NEVER RECEIVED THEM! And this was two weeks AFTER I filed complaints against him on Ripoff Report and Complaints Board on 10/1/2023. Similar to my situation, the 200 seller leads that I bought from him on 3/14/2022 were ALL BOGUS!

Nate Marshall said that Justin Wilmot is ASSOCIATED with someone who was convicted of wire fraud in 2014 and spent 37 months in federal prison.

Before Justin Wilmot BANNED ME from his Facebook group, I took screenshots of complaints from one of his customers named Mina Henry, who posted it on 2/13/2025. She said that had requested a refund for "10-Hour Deals" but Justin Wilmot and his customer service IGNORED ALL OF HER E-MAILS! She also stated she FOLLOWED ALL THE INSTRUCTIONS and that the cash buyers that were provided to her WEREN'T INTERESTED in buying any of the properties from "10-Hour Marketplace".

She then updated her complaint on 2/18/2025 by stating that they DENIED HER A FULL REFUND but instead offered her HALF OF HER REFUND. She had also stated that she submitted proof to receive half of her refund but they DENIED HER AGAIN! This means that Justin Wilmot and his customer service either refund their customers HALF OF THEIR MONEY OR NONE AT ALL! So you will NOT get a full refund! This goes to show that this is ALL A TOTAL SCAM! So whether or not I was able to provide proof to Justin Wilmot that I e-mailed him a refund request, he WOULD NOT HAVE HONORED IT since he keeps IGNORING MY E-MAILS! And if I had my complaints removed on Ripoff Report and Complaints Board, then he still would've done the SAME THING!

Another screenshot that I took was a complaint from Rodney Bey who posted on his Facebook group just that SAME DAY on 2/18/2025. He stated that NONE OF THE BUYERS that he contacted were interested in buying any of the properties that were from "10-Hour Marketplace" because the prices were TOO HIGH.

A few people like Joyce Torres, Kevin Cunningham, and Darrell Forbes replied to his complaint and said that the SAME THING. BUT GUESS WHAT?! Both Mina Henry's and Rodney Bey's posts AREN'T THERE ANYMORE because Justin Wilmot and his customer service DELETED THEM!

And to add insult to injury, Justin Wilmot and his customer service BANNED Mina Henry from his Facebook group.

This was EXACTLY what I had mentioned before when Justin Wilmot BANNED ME from his Facebook group even though I didn't post anything or violate any of his forum rules.

Luckily, I was able to create an account for "10-Hour Deals" WITHOUT paying $1997 for it.

So based on the complaints of "10-Hour Deals" from the customers who posted on BiggerPockets, how this SCAM works is unlike "10-Hour Wholesaler 2.0" where you have to find motivated sellers, "10-Hour Deals" is the OPPOSITE where you have to find cash buyers. Justin Wilmot SELLS THIS IDEA that he has PRE-NEGOTIATED DEALS in his "10-Hour Marketplace". If you find a cash buyer who's interested in buying a property that you present to them that's in "10-Hour Marketplace", you sign the contract with the seller, which is inside the system when you log into the marketplace, and assign the contract to the buyer at a higher price. Thus, you pocket the difference. The BIGGEST PROBLEM is that they're NOT REALLY "DEALS". They're really all OVERPRICED GARBAGE. The asking price of all of the properties is 2 TO 3 TIMES MORE THAN AFTER-REPAIR VALUE (ARV). The ARV on them is OVEREXAGGERATED. That's why NOBODY would consider buying them. And MOST OF THEM are either on the Multiple Listing Service (MLS) or they have ALREADY BEEN SOLD. Justin Wilmot is trying to TRICK new customers into thinking that they're "NEW DEALS" when they're NOT.

In addition to "10-Hour Deals", Justin Wilmot has an upsell called "10-Hour Leads", which is a real estate leads software that he charges $197 FOR SIX MONTHS OF USAGE. It's basically a RIPOFF of other real estate leads software products such as "PropStream" and "Batchleads".

He would demonstrate in his coaching call recording videos about how to use "10-Hour Leads" along with "10-Hour Marketplace". This means that he's COMPETING WITH YOU on the these "deals". He says that there's "little to no competition" on them. What he DOESN'T TELL YOU is that your competition is HIM AND EVERYBODY who bought "10-Hour Deals". This goes to show that how much of a SWINDLER he really is!

He has NOT UPDATED any of his coaching call recording videos since 1/15/2025.

Also, in every coaching call recording video, he would always put on his "FAKE SMILE" and ACT LIKE HE'S SO COOL by saying, "HEY, IT'S YOUR BOY, JUSTIN WILMOT, IN THE HOUSE!".

After he BANNED ME from his Facebook group, I still continued to receive automated e-mails from him selling his SCAM COURSES AND COACHING PROGRAMS. One of the e-mails that he sent to me was on 5/19/2025, which was the last time that he used his OUTDATED business address (511 Oceanshore Boulevard, Flagler Beach, Florida 32136).

HOWEVER, he sent me an automated e-mail on 7/29/2025 showing his UPDATED business address (4440 North Oceanshore Boulevard, Suite 105, Palm Coast, Florida 32137).

When I paid for "10-Hour Wholesaler 2.0" and the seller leads, they were from Justin Wilmot's LLC companies, Atlantic Real Estate Connection, LLC and Freedom Moguls, LLC.

HOWEVER, the business purposes of his LLCs are DIFFERENT from his activities.

As for Atlantic Real Estate Connection, LLC, he stated that his business purpose is "WHOLESALING REAL ESTATE". NOT "SELLING REAL ESTATE INVESTING COURSES"!

And as for Freedom Moguls, LLC, he stated that his business purpose is to "CREATE & MARKET ONLINE DIGITAL EDUCATIONAL SYSTEMS". What he FAILED TO STATE was the TYPE of system, which was supposed to be "REAL ESTATE".

So what does this all mean? It means that Justin Wilmot MISREPRESENTED AND ABUSED the purposes of his LLCs.

I contributed to the BiggerPockets forum that I had mentioned above earlier by revealing the truth about Justin Wilmot. NONE OF THIS HAS BEEN RESOLVED! Obviously, he has read them.

Obviously, he has read my complaints on Ripoff Report and on Complaints Board.

And obviously, he has read Nate Marshall's posts when they had an argument accusing him of being the FRAUDSTER that he really is.

But what does he do? HE IGNORES THEM WHILE:

1. Rubbing his hands and putting on this SMIRK on his face!

2. Wearing sunglasses thinking that he's the "WORLD'S COOLEST PERSON"!

3. Still putting on this EVIL SMIRK on his face!

4. And lastly, LAUGHING, FLASHING CHECKS, from all the money that he has made DEFRAUDING HIS VICTIMS, INCLUDING ME, and then DRIVING HIS FANCY SPORTS CAR AND LAUGHING ALL THE WAY TO THE BANK TO CASH THEM!

NOTICE that he wears a baseball cap with his company logo (Freedom Moguls, LLC) embedded on it in every photo and video so that he can go out and SUCKER more people to buy into his SCAMS!

And for him to BAN ME from his Facebook group was NOT only an insult to me, but PROVED that he did IN FACT read all of my e-mails and the complaints that I filed against him on Ripoff Report, Complaints Board, and BiggerPockets!

Meanwhile, he was doing all this LAUGHING AND SMIRKING when he did this to me!

Someone named Caleb Park posted on BiggerPockets by saying that he was charging $5k for his "10-Hour AI" software in addition to being the program costing $1997, meaning that Justin Wilmot is RIPPING EVERYBODY OFF!

He also stated that Justin Wilmot is a SCUMBAG!

Well, not only is Justin Wilmot a SCUMBAG! But he is also a DIRTBAG, a LOWLIFE, and a PIECE OF SHIT!

Nobody, including me, can understand how Justin Wilmot sleeps at night knowing the MILLIONS OF PEOPLE that he has DEFRAUDED.

Please DO NOT BUY anything from Justin Wilmot! He is there to TAKE YOUR MONEY and then IGNORE YOU afterwards! He WILL NOT answer any of your questions if you need help with his courses and he WILL NOT refund your money if you ask him to because he will IGNORE ALL OF YOUR E-MAILS! After "10-Hour Deals" and "10-Hour AI", he will come up the NEXT SCAM COURSE and have an UPSELL on every one of his courses!

There's ABSOLUTELY NO DOUBT in my mind that he had a TON OF COMPLAINTS on his Facebook group after he BANNED ME and that he and his customer service DELETED THEM and BANNED all the users who posted them!

Justin Wilmot is a CROOK who should ROT IN PRISON! All he will do is LAUGH AND SMIRK every time he has SCAMMED YOU OUT of your hard-earned money, IGNORES your e-mails, complaints, and refund requests, and DELETES your complaints and BANS YOU from his Facebook group in addition to LYING about his products and services and LYING about refunding your money! He will PLAY GAMES with you! He finds all of this AMUSING! Let's see how much LAUGHING AND SMIRKING he'll be doing when he ENDS UP BEHIND BARS!
